Seller Side - Pending Transaction Coordination services include:
Confirm contact information of all parties.
Review signed paperwork, note any missing signatures or errors.
Send "Congratulations!" email to seller with what to expect/timelines.
Send signed copy of file to escrow, lender, and client.
Send understood timeline to client, lender, escrow, and co-op agent.
Open escrow, submit commission demand (where required by brokerage).
Provide weekly progress reminders.
Provide disclosures to buyer on seller's behalf.
Forward completed disclosures, preliminary title report to client with pre-approved templates.
Provide contingency deadline updates to client and agent.
Coordinate scheduling of inspections, estimates, and appraisal.
Confirm all scheduled events with buyer's agent and seller.
Populate addenda with agent's wording and send for signatures.
Coordinate signing with escrow.
Paperwork checked and uploaded to compliance throughout transaction.
File audit before close to ensure compliance and faster payment.
Send "Thank you for your business" email with request for reviews.
Upload Final Settlement Statement.
Send reminder for lockbox and sign to be removed.

PRICING: $450/Transaction
Six month contract with monthly retainer required to reserve service. We do not charge any deposits or payments for partial files (ones that start but aren't finalized).* If more than one transaction is completed during the month, additional files will be paid through closing and can be credited against future monthly retainers.
*Listing coordination files are considered complete and payable once the listing is marked active and all services have been fulfilled. Transaction coordination files are considered complete and payable once the transaction has closed and all services have been fulfilled.
